How do I know the repair people you hire will do quality work? With few exceptions, the contractors we use are smaller, family owned firms that we have worked with for many years. We prefer these companies to the larger ones because of their dedication to customer service and attention to detail. The companies we use have earned our trust.

What happens if the tenant doesn’t pay the rent? We follow a strict procedure which includes legal notice of contract breach, personal contact with the tenant in an effort to work things out and ultimately a court hearing, judgment and eviction if necessary. If it becomes clear that the tenant is unable or unwilling to pay any more rent, we get them out of your property as quickly as the law permits so that we may find a new tenant and restore the income stream.

Who will respond to maintenance issues?
We offer quality maintenance service at reasonable rates.

Who would respond to all hours of the day on emergency calls?
Our company/staff is trained to handle all emergencies at all times.

Who determines market rate on new and existing leased properties?
We do, depending on the activity of the market this is how we determine the rates.

How do we show our listing to prospective clients?
We show all of our vacancies by appointment only.

How do you handle rental payments?
We’ve installed a mail slot in our office door, they can drop it off during office hours or just drop it in the mail, or electronic payments.

Marketing properties?
We have several ways of marketing vacancies or sales B.C.A. web site, shopping centers, yellow pages, local newspapers, radio stations, realtor.com, MLS, Loopnet.com, Pasadena Chamber of Commerce, local real estate companies, networking with local banks and relocation companies.

What if the property is vacant how would you show it?
We show all of our vacancies by appointment only.

What is the length of a common lease term?
The normal market lease is between 3 to 5 years, but smaller buildings may have shorter leases and larger buildings may have leases of ten years or more.  Longer terms are sometimes available through options to extend or renew.  The more established the tenant and its financial statement, the easier it is to enter into a longer term lease.
We recommend lease terms of at least three years because this prevents unwanted down time in the leasing cycle and allows the landlord to recoup the costs of refurbishing the property to a marketable condition.

What is a standard late fee for tenants?
Rent is defined as all monetary obligations of the lessee to the lessor under the terms of the lease.  A late payment of rent by the lessee can cause the lessor to incur costs such as processing or accounting charges and, potentially, late charges which a lender has imposed on the lessor.  The standard late fee for tenants is 10% of each such overdue amount or $100, which ever is greater.

What about communication?
We pride ourselves on the level of communication we have between  staff, owners and tenants.

Who handles problems late at night?
Our 24 Hour Hotline will take the residents call and page the supervisor on call. We will then talk with the resident to determine how to proceed. Many times we solve a problem over the phone or by simply calling one of our vendors that we have access to 24 hours a day.

Are your prices competitive?
Our management fees are very competitive and reflect our expertise and commitment to excellent service.  We have found that poor management can have a very high cost.   When ALL fees are considered, we are actually less expensive than most companies around.
